Resurfacing a patio with a stained concrete overlay is an affordable way to transform old, worn concrete into a beautiful outdoor space. The process, demonstrated by Tim Seay, begins with grinding and cleaning the slab to ensure proper adhesion. A concrete overlay is then applied in layers, creating a smooth, durable surface. Stains add color and depth, while scored lines can mimic the look of stone or tile. Finally, a protective sealer locks in the finish and guards against weathering. With proper preparation and maintenance, this method revives patios both practically and artistically, turning plain concrete into a centerpiece of outdoor living.
Troweled Concrete Overlay
Troweled concrete overlays come in two varieties. We can create a seamless hand troweled texture, or we can apply a troweled overlay with a pattern.
Troweled overlays with a pattern are a good middle ground between our simpler sprayed overlays and our upscale stamped concrete overlays. A hand troweled pattern has the rustic feel of a stamped concrete overlay without the added cost. Typically we will apply a colored concrete base coat that will eventually be the grout line color. After the base coat cures, we apply a pattern (slate, flagstone, or tile) with tape, and then we trowel down another coat of colored concrete. After the concrete is firm enough for foot traffic, we remove the tape, revealing the grout line color from the first coat.

Who We Are
OUR STORY
In 2001, a family vacation changed everything. While away, our dad—then a successful home builder—spotted a crew installing a decorative concrete overlay. Intrigued, he walked over, asked questions, and even jotted down the name from the bag of materials they were using. A few weeks later, we were on a plane to Florida for hands-on training.
What began as a side project soon became a passion. Our eye for quality and craftsmanship, paired with our growing expertise, transformed decorative concrete of virginia from a part time hustle into our full-time calling.
In 2010, our good friend Landon—who had been running his own landscaping business—partnered with us. Together, we expanded into polished concrete and commercial coatings, adding even more ways to bring beauty and durability to floors across Virginia.
Today, Decorative Concrete of Virginia is still family-owned and built on the same principles that started it all: hard work, quality craftsmanship, and treating every project like it’s for our own home.
It started with a spark of curiosity… and grew into a legacy of concrete artistry.
