Stamped concrete is a long-term investment, but it does require maintenance to stay looking its best. The sealer on your stamped concrete is what protects the color, keeps moisture out, and gives the surface that rich, finished look. Over time, sealer breaks down from UV exposure, foot traffic, and weather. When the sealer fails, the concrete underneath becomes vulnerable to staining, fading, and surface damage.

Before any sealer goes down, the surface has to be properly cleaned. Applying sealer over dirt, mildew, or a failing old coat is one of the most common mistakes homeowners make, and it leads to a cloudy, peeling finish. We pressure wash the surface and treat any problem areas before we ever open a can of sealer.
The Right Sealer, Applied the Right Way

Not all sealers are the same, and application matters just as much as the product. We apply sealer in multiple thin coats to avoid puddling and ensure an even finish. A properly sealed surface is easier to clean, more resistant to staining, and holds its color significantly longer than an unsealed one.
How Often Should You Reseal?
Most stamped concrete should be resealed every two to three years, depending on traffic and sun exposure. If your surface has started to look dull or faded, if water is no longer beading on the surface, or if you can see areas where the sealer is peeling or wearing thin, it is time to reseal. Staying on top of this maintenance is far less expensive than dealing with a surface that has been neglected for years.

Can you clean and seal any stamped concrete surface?
In most cases, yes. As long as the concrete is structurally sound, cleaning and resealing is a straightforward process. We will take a look at the surface before we start and let you know if there are any conditions that need to be addressed first.
Do I need to strip the old sealer before you reseal?
It depends on the condition of the existing sealer. If it is peeling, flaking, or heavily worn in spots, we need to strip it before applying a new coat. Sealing over a failing surface traps the problem underneath and leads to a poor finish. If the existing sealer is still in reasonable condition and bonding well, we can apply a fresh coat directly over it.
Can you remove stains before sealing?
We do our best to clean the surface as thoroughly as possible before sealing. However, on older stamped concrete, not all stains can be fully removed through cleaning. Certain stains, including oil, rust, and other contaminants, can penetrate deeply into the concrete over time and become permanently set. In those cases, we will seal over any remaining stains. The sealer will provide a uniform, protected finish and may reduce the appearance of some discoloration, but we cannot guarantee that all stains will be completely hidden once sealed. Pre-existing stains that remain visible after sealing do not constitute incomplete or defective work.
How long does the sealer last?
Most sealers on stamped concrete last three to five years under normal conditions. High-traffic areas, direct sun exposure, and harsh winters can shorten that timeframe. We will recommend a maintenance schedule based on your specific surface and environment.
What does freshly sealed stamped concrete look like?
Most sealers leave the surface with a wet, glossy appearance that really brings out the color and depth of the stamp pattern. If you prefer a lower sheen, we can discuss matte or satin finish options as well.

OUR STORY

In 2001, a family vacation changed everything. While away, our dad—then a successful home builder—spotted a crew installing a decorative concrete overlay. Intrigued, he walked over, asked questions, and even jotted down the name from the bag of materials they were using. A few weeks later, we were on a plane to Florida for hands-on training.

What began as a side project soon became a passion. Our eye for quality and craftsmanship, paired with our growing expertise, transformed decorative concrete of virginia from a part time hustle into our full-time calling.

In 2010, our good friend Landon—who had been running his own landscaping business—partnered with us. Together, we expanded into polished concrete and commercial coatings, adding even more ways to bring beauty and durability to floors across Virginia.

Today, Decorative Concrete of Virginia is still family-owned and built on the same principles that started it all: hard work, quality craftsmanship, and treating every project like it’s for our own home.

It started with a spark of curiosity… and grew into a legacy of concrete artistry.
